The case is the plot and the district, not the tower. Dubai Square, the Blue Line and Emaar Properties station, the park and public realm, and Emaar's future Mainland launch pipeline are what is being bought. Valia is the first position that can be taken in that thesis at a launch price.

Location and product logic

LocationMainland Creek Harbour around Dubai Square is a different micro-location from the Creek waterfront, with different demand and a different pipeline. On Emaar's district plan Dubai Square is a two-minute walk and two metro stations serve the district. Not every Creek Harbour unit benefits equally from what is coming; this one is chosen for where it stands.

Product491 residences: 245 one-bedroom (817–829 sq ft), 208 two-bedroom (1,242–1,258 sq ft), 32 three-bedroom (1,652–1,694 sq ft) and six four-bedroom penthouses (2,561 sq ft). Entry discipline is the whole exercise: the launch allocation is the position, and a missed allocation is not a reason to chase secondary pricing.
