02 / 07Where it sits

Ardee Downtown, beside Wynn Al Marjan.
The Views sits on the western ring of Ardee Downtown, the developer's new district on Al Marjan Island — the island where Wynn is building its integrated resort.
- Al Marjan Island: 2.7M sq m reclaimed masterplan · 7.8 km of beachfront · 8,500 planned hotel rooms · 18,600 planned residential unitsSource: Ardee sales presentation, p. 4
- Ardee Downtown: 5.2M sq ft · 4,000+ residential units · 600,000+ sq ft retail · 350 hotel keys · 1 km promenade · 2 skyscrapersSource: Ardee sales presentation, p. 7
- Ras Al Khaimah: 1.35M visitors in 2025, a +5M visitor target by 2030; Fitch A+ and S&P A, stable outlookSource: Ardee sales presentation, p. 3
Why this matters
- Every figure in this chapter is printed in the developer's presentation. DSG has not verified them against the original sources.
- The developer quotes a 25,000+ hotel-room shortage on the island from Wynn's analysis — a demand claim, not DSG's estimate.
- Etihad Rail (45 minutes) and a new airport terminal are the developer's connectivity claims for the emirate, not travel times from The Views.
- The masterplan is the developer's illustration and not to scale. No map pin is published, so DSG draws no schematic and the project is not on the DSG map.
