Creek Island is the mature waterfront benchmark.

The island is where Dubai Creek Harbour is already a place: the promenade, the water, the towers that have been lived in for years. It is the reference every later phase will be measured against.

It is also the part of the map that no longer needs a story. Its value is in front of you.

The masterplan’s next centre is on the Mainland.

Across the water, the largest pieces of the plan are still being drawn: a retail and commercial core, a metro station, parks and the streets between them.

When the centre of a district moves, the rows around the new centre are the ones that change. That is where this world looks.

An anchor is a piece of the city that does not move once it is built: a destination, a station, a park, the public realm that joins them, and the walk between them.

Two buildings in one masterplan can carry very different logic.

One row faces a park, a plaza or a mall edge that will still be there in twenty years. Another faces a plot that is empty today and will be a tower tomorrow.

Both carry the same developer name. Only one has protected frontage.

A station and a destination are facts on a map. They are also facts a launch price can already contain. The discipline is to compare the entry price against how much of the future story is already priced in.
