A yield is not a measurement. It is the end of a calculation, and a calculation is only as honest as the assumptions it refuses to hide.
Before a yield means anything it has to say which rent it used and where that rent was observed; whether that rent is achieved today or expected later; what it subtracts for service charges, vacancy and management; and whether the denominator is the price paid or the price quoted.
Change any one of those and the same asset produces a different number. That is why a yield quoted without them is not optimistic — it is unreadable.
DSG does not publish a yield band until each of those inputs can be sourced and dated. Where the inputs do not exist yet, the correct output is not a smaller number. It is no number.
