Every launch arrives as a story about the future. The floor plans are renders, the handover is a forecast, and the price is a quote that holds only until the developer decides otherwise. None of that is a fact yet, and treating it as one is how capital gets placed on a brochure.
So the first pass is subtraction. We remove everything that cannot be checked today — the projected yield, the implied appreciation, the comparison to a building that has not been delivered — and look at what is left standing.
What is usually left is small: where the plot is, what is already built around it, who already works or lives within walking distance, and what the developer has finished before. That is a thinner argument than the brochure's, and it is the only part of the brochure that is load-bearing.
The second pass asks what would have to be true for the story to work, and then asks who is responsible for making it true. If the answer is a third party with no obligation to the buyer — a transit line, a mall, a school, a neighbouring phase — the risk belongs to the buyer and the price should say so.
We publish what survives both passes. Most launches do not, and that is the point of having a filter at all.
