Almost every conversation begins with a project. Someone has seen a launch, a render, a floor plan, and the question is whether it is good.
It is the wrong first question, because it has no answer on its own. A building is not good or bad; it is appropriate or inappropriate to a particular amount of money, held for a particular length of time, for a particular reason.
Ask the capital questions first — how much, how long, income or growth, how much of it can be illiquid — and most of the market disqualifies itself before you have looked at a single render. What is left is short enough to actually study.
